Is this an official Loan Estimate?
No. Mortgage Proposal is a pre-application sales tool for comparing rate and cost scenarios with a client before anyone applies. It is not a TRID-compliant Loan Estimate and doesn't replace one. Every proposal includes a plain-language disclosure making that clear, and the math is for comparison purposes only.
Can I use my own branding?
Yes — on Individual and Team. Upload your logo, set your brand color, add your headshot and NMLS, and every proposal you send carries your look. Free accounts include a small "Mortgage Proposal" footer on output; paid accounts drop it.
How do team accounts work?
An admin creates the organization, sets shared brokerage branding, and invites brokers. Every proposal a broker sends uses the brokerage brand. Admins manage seats and can see proposal history across the team. Minimum five seats, billed annually.
What happens if I hit the free 5-proposal limit?
You can keep editing and previewing inside the app, but you can't export or send more than five in a calendar month. Upgrade to Individual any time and the cap disappears immediately — no waiting for next month to roll over.
Do you support rate sheet and Loan Estimate extraction?
Yes, on paid plans. Upload a lender rate sheet or a competing Loan Estimate and we extract the numbers into a scenario you can edit. It works on most formats without per-lender templates. If extraction misses something, the field is editable — you're never stuck.
Can I use the tool without AI?
Yes. Every feature has a manual fallback. The math engine is deterministic — AI never touches the calculations. AI is only used for optional conveniences like parsing a rate sheet PDF or drafting broker notes. Turn it all off and the product still does its job.
